Section 100-031 Ord. 15877; Rezoning Property on the SE Corner of I-70 Drive Southeast & Woodridge Drive

AN ORDINANCE

rezoning property located on the southeast corner of I-70 Drive Southeast and Woodridge Drive from District R-2 and C-1 to District C-P; amending the land use plan; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

Lots 1, 2, 3, 16, 17, 18, 19 and 20 of Woodridge Plat No. 1 as shown in Plat Book 7, Page 50 of the Records of Boone County, Missouri, except the south 100 feet of Lots 1, 2 and 3.

will be rezoned and become a part of District C-P (Planned Business District) and taken away from District R-2 (Two-Family Dwelling District) and District C-1 (Intermediate Business District).  Hereafter the property may be used for all  permitted uses in District C-1, hotels and motels, hospitals, medical or dental clinics, sanitariums and medical laboratories.  The property may not be used for any of the excluded uses listed on the attached Exhibit A.

The property described in Section 1 is designated “Planned Commercial” on the Land Use Plan.

The C-P development plan for the property described in Section 1 shall be subject to the following conditions:  
        
        1.    That at least the south 100 feet of the subject site shall be reserved as an undisturbed natural buffer.

        2.    That building height on the subject property shall be limited to two stories.
