Section 101-205 Ord. 16426; Rezoning Property Located on the North Side of Rain Forest Parkway, Approximately 400 Feet West of Range Line Street, from R-1 to R-3

AN ORDINANCE

rezoning property located on the north side of Rain Forest Parkway, approximately 400 feet west of Range Line Street from District R-1 to District R-3; amending the land use plan; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A tract of land located in the Northeast Quarter of Section 36, Township 49 North, Range 13 West in Columbia, Boone County, Missouri being a part of Tract 1 of the tract split survey recorded in Book 1522 at Page 132 of the Boone County records and said tract being further described as follows:

Beginning on the west line of Lot 12a of the Administrative Replat of Dinwiddie Industrial Park recorded in Plat Book 24 at Page 37 of the Boone County records, being S00E25'00"W, 212.82 feet from the northwest corner thereof; thence continuing S00E25'00"W, 120.81 feet; thence N88E52'40"E, 47.15 feet; thence S18E15'00"W, 202.64 feet; thence N71E45'00"W, 110.00 feet; thence along a curve to the right having a radius of 30.00 feet for an arc distance of 47.12 feet, the long chord bears N26E45'00"W, 42.43 feet; thence N18E15'00"E, 128.70 feet; thence along a curve to the left having a radius of 250.00 feet for an arc distance of 77.81 feet, the long chord bears N9E20'00"E, 77.50 feet; thence N00E25'00"E, 70.11 feet; thence S71E45'00"E, 92.01 feet to the beginning and containing 0.850 acres (37,016 sq. ft.).  

will be rezoned and become a part of District R-3 (Medium Density Multiple-Family) and taken away from District R-1 (One-Family Dwelling District).

    SECTION 2.  The property described in Section 1 is designated “Medium Density Residential” on the Land Use Plan.

    SECTION 3.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 4.  This ordinance shall be in full force and effect from and after its passage.
