Section 103-029 Ord. 17139; Rezoning Property Located on the South Side of West Worley Street from C-1 to C-P; Approving the C-P Development Plan of Machens Ford Sales, Leasing and Detailing Facility

rezoning property located on the south side of West Worley Street, approximately 375
of Bernadette Drive from District C-1 to District C-P; repealing all conflicting ordinances or
parts of ordinances; approving the C-P development plan of Machens Ford Sales, Leasing and
Detailing Facility; and fixing the time when this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The Zoning District Map established and adopted
by Section 294 of the Code of
Ordinances of the City of Columbia, Missouri, is amended so that the following property:
A tract of land located in the NW 1/4 of the SE 1/4 of Section 10 T48N R13W in Columbia,
Boone County, Missouri, being part of Lot 1 Shelter North Subdivision, plat recorded in plat
book 20 page 70.
Beginning at the northwest corner of Lot 1 Shelter North Subdivision, thence S 84E00'00"E,
along the northerly line of said lot, 66.55 feet; thence leaving said line, S 0E14'30"E 143.69
thence S 89E57'40"E 178.32 feet to the easterly line of said Lot 1; thence S 0E02'20"W, along
said line, 591.82 feet; thence leaving said line, N 89E57'40"W 342.62 feet to the westerly line
Lot 1 Shelter North Subdivision; thence N 0E06'50" W, along said line, 152.44 feet to the
southerly right-of-way of Tiger Lane; thence S 84E00'00"E, along said line, 101.30 feet; thence
leaving said line, along a curve to the left having a radius of 47.00 feet, a distance of 217.87 feet
to the easterly line of Lot 1 Shelter Place Plat 1; thence along the lines of said lot, on a curve to
the left having a radius of 30.00 feet, a distance of 14.91 feet; the chord being N 14E00'00" E
14.76 feet; thence N 0E00'00"E 14.76 feet; thence N 0E14'30"W 160.00 feet; thence
12E57'40"W 80.66 feet; thence N 0E14'30"W 280.00 feet to the beginning and containing
will be rezoned and become a part of District C-P (Planned Business District) and taken
from District C-1 (Intermediate Business District). The property may be used for any function
relating to motor vehicle service, detailing, leasing and sales.
SECTION 2. All ordinances or parts of ordinances in conflict
with the provisions of this
ordinance are hereby repealed.
SECTION 3. The City Council hereby approves The Machens
Ford Sales, Leasing and
Detailing Facility C-P development plan. The Director of Planning and Development shall use
the design parameters set forth in Exhibit A which is attached to and made a part of this
ordinance as guidance when considering any future revisions to the C-P Development Plan.
SECTION 4. This ordinance shall be in full force and effect
from and after its passage.
