AN ORDINANCE

rezoning seven parcels of property located within the proposed Auburn Hills Subdivision, northeast of the intersection of Rangeline Street/State Route 763 and Brown School Road, extended; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
    
COMMENCING AT THE NORTHWEST CORNER OF SAID ¼ SECTION; THENCE S61°39’05”E, 1,478.82 FEET TO THE POINT OF BEGINNING; THENCE N89°10’54”E, 89.62 FEET; THENCE S00°49’06”E, 213.89 FEET; THENCE S83°09’54”W, 66.71 FEET; THENCE N06°50’06W, 222.10 TO THE POINT OF BEGINNING AND CONTAINING 0.39 ACRES.

will be rezoned and become a part of District M-C (Controlled Industrial District) and taken away from District C-P (Planned Business District).

    SECTION 2.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
    
COMMENCING AT THE NORTHWEST CORNER OF SAID ¼ SECTION; THENCE S55°12’21”E, 1,617.01 FEET TO THE POINT OF BEGINNING; THENCE N83°09’54”E, 66.71 FEET; THENCE S00°49’06”E, 390.34 FEET; THENCE N11°14’08”W, 336.22 FEET; THENCE N06°50’06”W, 52.96 FEET TO THE POINT OF BEGINNING AND CONTAINING 0.31 ACRES

will be rezoned and become a part of District R-1 (One-Family Dwelling District) and taken away from District C-P (Planned Business District).

    SECTION 3.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

COMMENCING AT THE NORTHWEST CORNER OF SAID ¼ SECTION; THENCE S40°04’31”E, 2,182.26 FEET TO THE POINT OF BEGINNING; THENCE S20°21’45”E, 222.05 FEET; THENCE S55°15’30”W, 89.52 FEET; THENCE N00°49’06”W, 259.21 FEET TO THE POINT OF BEGINNING AND CONTAINING 0.22 ACRES.

will be rezoned and become a part of District C-P (Planned Business District) and taken away from District R-1 (One-Family Dwelling District).  The property may be used for all of the permitted uses in District C-3 and the following:

-Amusement parks, commercial baseball or other athletic fields, race tracks or fairgrounds;
-Commercial picnic grounds and fishing lakes;
-Commercial stables;
-Machine shops;
-Plumbing, heating, air-conditioning, and electrical businesses, which may include related customary activities such as contracting, retail and wholesale sales and distribution; and
-Warehousing and distribution facilities provided such facilities are ancillary to other allowed uses in the C-P district.

    SECTION 4.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
        
COMMENCING AT THE NORTHWEST CORNER OF THE NORTHWEST ¼ OF SAID SECTION; THENCE S37°30’40”E, 2,720.19 FEET TO THE POINT OF BEGINNING; THENCE S16°22’16”E, 260.07 FEET; THENCE S74°50’28”W, 57.67 FEET; THENCE N70°40’04”W, 42.36 FEET; THENCE N64°54’26”W, 69.46 FEET; THENCE N 89°20’32”W, 246.95 FEET; THENCE N56°06’28”E,  380.04 FEET; THENCE N69°06’43”E, 17.88 FEET TO THE POINT OF BEGINNING AND CONTAINING 1.13 ACRES.

will be rezoned and become a part of District PUD (Planned Unit Development) and taken away from District R-2 (Two-Family Dwelling District).  The zoning district map shall designate the property PUD-10.  The statement of intent submitted by applicant’s agent, marked “Exhibit A” is attached to and made a part of this ordinance.  The property may be used for all of the uses set forth in “Exhibit A.”

    SECTION 5.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
    
COMMENCING AT THE NORTHWEST CORNER OF THE NORTHWEST ¼ OF SAID SECTION; THENCE S23°01’15”E, 2,669.16 FEET TO THE POINT OF BEGINNING; THENCE N70°54’28”E, 99.92 FEET; THENCE S89°20’32”E, 112.78 FEET; THENCE S56°06’28”W, 216.23 FEET; THENCE N33°53’32”W, 15.38 FEET; THENCE N14°03’28”W, 78.78 FEET TO THE POINT OF BEGINNING AND CONTAINING 0.27 ACRES

will be rezoned and become a part of District R-2 (Two-Family Dwelling District) and taken away from District PUD-10 (Planned Unit Development).

    SECTION 6.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

COMMENCING AT THE NORTHWEST CORNER OF THE NORTHWEST ¼ OF SAID SECTION; THENCE S22°45’53”E, 2,747.01 FEET TO THE POINT OF BEGINNING; THENCE S33°53’32”E, 36.47 FEET; THENCE N89°14’31”W, 14.27 FEET; THENCE N11°24’20”W, 30.69 FEET TO THE POINT OF BEGINNING AND CONTAINING 214 SQUARE FEET.
will be rezoned and become a part of District R-2 (Two-Family Dwelling District) and taken away from District C-P (Planned Business District).

    SECTION 7.  The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

COMMENCING AT THE NORTHWEST CORNER OF THE NORTHWEST ¼ OF SAID SECTION; THENCE S41°21’03”E, 2,782.05 FEET TO THE POINT OF BEGINNING; THENCE N69°06’43”E, 126.36 FEET; THENCE S75°05’32”E, 120.44 FEET; THENCE S86°33’58”W, 234.86 FEET TO THE POINT OF BEGINNING AND CONTAINING 0.10 ACRES.

will be rezoned and become a part of District PUD (Planned Unit Development) and taken away from District R-2 (Two-Family Dwelling District).  The zoning district map shall designate the property PUD-10.  The statement of intent submitted by applicant’s agent, marked “Exhibit A” is attached to and made a part of this ordinance.  The property may be used for all of the uses set forth in “Exhibit A.”

    SECTION 8.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 9.  This ordinance shall be in full force and effect from and after its passage.
