AN ORDINANCE
rezoning three parcels of property located on the east side of Brown Station Road, south
of US
Highway 63; repealing all conflicting ordinances or parts of ordinances; and fixing the time when
this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
FOLLOWS:
SECTION 1. The Zoning District Map established and adopted
by Section 294 of the Code of
Ordinances of the City of Columbia, Missouri, is amended so that the following property:
A TRACT OF LAND LOCATED IN THE NORTH HALF OF SECTION 32, TOWNSHIP 49
NORTH, RANGE 12 WEST, COLUMBIA, BOONE COUNTY, MISSOURI, BEING PART OF
TRACT 1 OF THE SURVEY RECORDED IN BOOK 1315, PAGE 238, AND BEING MORE
PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCING AT THE CENTER OF SECTION 32-49-12; THENCE WITH THE QUARTER
SECTION LINE, N0E15'05"W, 20.00 FEET; THENCE LEAVING SAID QUARTER SECTION

will be rezoned and become a part of District M-R (Research, Development and Office
Park
District) and taken away from District A-1 (Agricultural District). The property may be used for
the following:
-Administrative, professional and research offices;
-Commercial storage and wholesale distribution warehouses for all materials and products,
except for feed, fertilizer, grains, soil conditioners, hazardous materials, asphalt, brick, cement,
gravel, rock, sand, and similar construction materials, or fuels;
-Mechanical and construction contractors and trade shops, except that no outdoor storage
of
equipment and materials shall be allowed;
-Public utility buildings and service facilities, electric transmission and distribution
substations,
and public utility service centers; and
-Structures and uses clearly accessory and necessary to the normal operation of the
above uses.

will be rezoned and become a part of District PUD (Planned Unit Development) and taken
away
from District A-1 (Agricultural District). The zoning district map shall designate the property
PUD-12. The statement of intent, marked Exhibit A is attached to and made a part of
this
ordinance. The property may be used for all of the permitted uses in District R-3 except for the
following:
-Adult daycare home;
-Fraternity or sorority or dormitories;
-Group homes for mentally retarded children.
SECTION 4. All ordinances or parts of ordinances in conflict
with the provisions of this
ordinance are hereby repealed.
SECTION 5. The rezoning for Tracts B and C described in
sections 2 and 3 of this ordinance
is subject to the condition that the M-R Development Plan for Tract B and the PUD Site Plan for
Tract C include a traffic study to demonstrate the effects of the development on Brown Station
Road and the surrounding area.
SECTION 6. This ordinance shall be in full force and effect
from and after its passage.
