AN ORDINANCE
approving the O-P Development Plan of Johnson Medical Clinic; approving a reduced number of
parking spaces and less stringent screening requirements; and fixing the time when this
ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
FOLLOWS:
SECTION 1. The City Council hereby approves the OP Development Plan of
Johnson
Medical Clinic, dated August 2002, located on the southwest corner of Pratt Street and Ripley
Street. The Director of Planning and Development shall use the design parameters set forth in
Exhibit A which is attached to and made a part of this ordinance as guidance when considering
any future revisions to the O-P Development Plan.
SECTION 2. The City Council approves a reduction in the number of required
off-street
parking spaces so that only the 11 spaces shown on the plan shall be required with the condition
that four additional parking spaces be shown in the landscaped areas as future parking, if
needed. The property owner shall establish additional parking spaces in the future
parking
area when directed to do so by the City Council.
SECTION 3. The City Council approves property owners request that
screening not be
required along 65 feet of the south property line, behind the existing residential structure.
SECTION 4. This ordinance shall be in full force and effect from and after
its passage.
