rezoning property located on the southeast corner of Ballenger Lane and Mexico Gravel
(State Route PP) from District A-1 to District R-1; repealing all conflicting ordinances or parts of
ordinances; and fixing the time when this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The Zoning District Map established and adopted
by Section 29-4 of the Code
of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER OF SECTION 34,
TOWNSHIP 49 NORTH, RANGE 12 WEST, COLUMBIA, BOONE COUNTY, MISSOURI,
BEING THE TRACT DESCRIBED BY THE BENEFICIARY DEED RECORDED IN BOOK
1055, PAGE 37 AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCING AT THE CENTER OF SAID SECTION 34-49-12; THENCE S0°3245W,
35.37 FEET TO THE NORTHEAST CORNER OF THE TRACT DESCRIBED BY THE
SURVEY RECORDED IN BOOK 2351, PAGE 8; THENCE WITH THE NORTH LINE OF
SAID SURVEY AND SAID NORTH LINE EXTENDED, N88°1700W, 1260.96 FEET TO
THE NORTHWEST CORNER OF THE TRACT DESCRIBED BY THE WARRANTY DEED
RECORDED IN BOOK 353, PAGE 344 AND THE POINT OF BEGINNING;
THENCE FROM THE POINT OF BEGINNING, WITH THE LINES OF SAID TRACT,
S1°4800E, 200.00 FEET; THENCE S88°1700E, 100.00 FEET TO THE WEST LINE
SAID SURVEY RECORDED IN BOOK 2351, PAGE 8; THENCE LEAVING THE LINES OF
SAID TRACT AND WITH THE LINES OF SAID SURVEY, S1°4800E, 1043.53 FEET;
THENCE S88°0405E, 200.00 FEET; THENCE S1°1740E, 680.16 FEET TO THE
SOUTHWEST CORNER OF SAID SURVEY AND THE NORTH LINE OF THE TRACT
DESCRIBED BY THE SURVEY RECORDED IN BOOK 1064, PAGE 443; THENCE
LEAVING THE LINES OF SAID SURVEY RECORDED IN BOOK 2351, PAGE 8 AND
WITH THE NORTH LINE OF SAID SURVEY RECORDED IN BOOK 1064, PAGE 443,
N87°5525W, 1709.55 FEET TO THE EAST RIGHT-OF-WAY LINE OF STATE ROUTE PP;
THENCE WITH SAID EAST RIGHT-OF-WAY LINE, N0°3500E, 1098.55 FEET; THENCE
N3°2645E, 100.12 FEET; THENCE N0°35 00E, 200.00 FEET; THENCE N2°1645W,
100.12 FEET; THENCE N0°3500E, 123.28 FEET; THENCE 450.63 FEET ALONG A 283.31-FOOT RADIUS
CURVE TO THE RIGHT, SAID CURVE HAVING A CHORD, N46°0900E,
404.60 FEET; THENCE S88°1700E, 1046.35 FEET TO THE POINT OF BEGINNING AND
CONTAINING 67.02 ACRES.
will be rezoned and become a part of District R-1 (One-Family Dwelling District) and
away from District A-1 (Agricultural District).
SECTION 2. All ordinances or parts of ordinances in conflict
with the provisions of this
ordinance are hereby repealed.
SECTION 3. This ordinance shall be in full force and effect
from and after its passage.
