AN ORDINANCE

establishing Columbia, Missouri Sanitary Sewer District No. 154 for property along West Broadway, Glenwood Avenue, Westwood Avenue and Maupin Road; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  There is hereby created a sanitary sewer district to be known and designated as Columbia Sewer District No. 154, located in Sections 11 and 14, Township 48 North, Range 13 West, all being a part of the City of Columbia, Boone County, Missouri.

    SECTION 2.  Columbia, Missouri Sewer District No. 154 shall consist of the following land:

A tract of land described as being Lot "A" of Boone County Survey #7346 as recorded in Book 213 at page 608; Lots 3,4 and 5 of J.A. Douglas’ Subdivision of Lots 104 and 105 of Westwood Addition as recorded in Book 202 at page 211; Lot "A" of Taylor’s Subdivision as recorded in Plat Book 3 page 47; parts of Lots 1 and 2 of Broadway Subdivision as recorded in Plat Book 2 at page 12; parts of Lots 10,11,13 and 14 of Garth’s Addition as recorded in Book 94 at page 298 and all or parts of Lots 64-79, 85-96, 103, 106 and 135-142 in Westwood Addition as recorded in Plat Book 1 at page 39, all in the Boone County Records; situate in the southeast quarter of Section 11 and the northeast quarter of Section 13, both in Township 48 North, Range 13 West in the City of Columbia, Boone County, Missouri; said tract being further described as follows:

BEGINNING at the southwest corner of said Lot "A" of Boone County Survey #7346; thence North along the west line of said lot, 300 feet to the northwest corner of said lot; thence S. 83°55'E., 159.8 feet to the northeast corner of said lot and the northwest corner of the tract described in the warranty deed in Book 1406 at page 66; thence easterly along the north line of said tract 100 feet to the northeast corner of said tract on the west line of the tract described in the warranty deed in Book 1543 at page 155 being the west line of Lot 1 of Meadow Lane Estates as recorded in Plat Book 36 at page 12;  thence along said west line in a northerly direction 18.5 feet, more or less, to the southeast corner of the north half of the west half of Lot 14 of Garth’s Addition; thence westerly along the south line of said north half a distance of 10 feet; thence northerly with the west line of said Lot 1 a distance of 196.5 feet,  more or less, to the northwest corner of said Lot 1; thence easterly 107.85 feet to the northeast corner of said Lot 1; thence southerly along the east line of Lot 1 a distance of 211.6 feet to the northwest corner of the tract described in the warranty deed in Book 544 at page 878; thence easterly with the north line of said tract a distance of 90 feet; thence southerly parallel with the east line of said tract a distance of 33 feet; thence easterly parallel with the south line of said tract a distance of 95 feet to the west line of Glenwood Avenue; thence continuing on said course easterly 35 feet to the east line of Glenwood Avenue and the west line of Lot 1 of said Broadway Subdivision; thence southerly along said west line 64 feet to the northwest corner of the tract described in the warranty deed in Book 1199 at page 729; thence easterly parallel with the south line of said lot, 86 feet to the northeast corner of said tract on the west line of Lot 2 of said Broadway Subdivision; thence northerly along said west line 43.3 feet to the northwest corner of the tract described in the warranty deed in Book 1645 at page 881; thence easterly parallel with the north line of said Lot 2, a distance of 94 feet to the east line of Lot 12 of said Garth’s Addition; thence northerly along said lot line a distance of 197.6 feet, more or less, to a point 200 feet South of the northeast corner of said lot; thence easterly parallel with the north line of Lot 11 a distance of 100 feet to the west line of the east half of said lot; thence southerly along said west line a distance of 20 feet to the northwest corner of the tract described in Book 1275 at page 60; thence easterly parallel with the north line of said Lot 11 a distance of 100 feet to the west line of Lot 10 of said Garth’s Addition; thence easterly parallel with the north line of said Lot 10 a distance of 60 feet; thence southerly parallel with said west line 17 feet, more or less, to a point 400 feet northerly from the south line of said Lot 10; thence easterly parallel with said south line a distance of 60 feet to the west line of the east 80 feet of said lot; thence northerly 50 feet; thence easterly parallel with the south line of said Lot 10 a distance of 80 feet to the east line of said lot; thence southerly along said lot line a distance of 450 feet to the southeast corner of said lot; thence continuing in said southerly direction to the south line of Broadway; thence easterly along said south line 156 feet, more or less, to the northeast corner of the tract described in Book 894 at page 50, said tract being a part of Lot 96 of Westwood Addition as recorded in Plat Book 1 at page 39; thence southerly parallel with the east line of said Lot 96 and 3 feet westerly therefrom 300 feet to the south line of said lot; thence along said south line in a westerly direction 70 feet to the northeast corner of Lot 92 of said addition; thence southerly along the east lines of said lot and Lots 91 and 90 a distance of 240 feet to the northwest corner of Lot 103; thence easterly along the north line of said lot a distance of 292 feet to the west line of Edgewood Avenue: Thence southerly along said west line a distance of 80 feet to the southeast corner of said lot; thence along the south line of said Lot 103 a distance of 163.35 feet; thence southerly 40 feet to the northeast corner of Lot 4 of J.A. Douglas Subdivision of Lots 104 and 105 of Westwood Addition as recorded in Book 202 at page 211; thence southerly along the east line of said lot a distance of 100 feet to the northwest corner of Lot 3 of said subdivision; thence along the north line of said lot in an easterly direction a distance of 160 feet to the northeast corner of said Lot 3 on the west line of Edgewood Avenue; thence southerly along the east lines of said Lot 3 and Lot 106 of said Westwood Addition a distance of 140 feet to the southeast corner of said Lot 106; thence westerly along the south line of said lot a distance of 292 feet to the northeast corner of Lot 85; thence southerly along the east line of said Lot 85 a distance of 80 feet to the southeast corner of said Lot 85; thence westerly along the south line of said Lot 85 a distance of 220 feet to the southwest corner of said Lot 85 on the east line of Westwood Avenue; thence northerly along the west lines of Lots 85, 86 and 87 a distance of 240 feet to the southwest corner of Lot 88; thence westerly 46 feet to the southeast corner of Lot 79; thence continuing westerly and along the south line of said lot a distance of 197.5 feet to the northeast corner of Lot 64; thence southerly along the east line of said lot a distance of 80 feet to the southeast corner thereof; thence westerly along the south line of said Lot 64 a distance of 197.5 feet to the southwest corner of said lot; thence northerly along the west lines of said Lot 64 and Lot 65 a distance of 160 feet to the northwest corner of said Lot 65; thence continuing northerly a distance of 40 feet to the southwest corner of Lot 66; thence westerly along the north line of Maupin Road a distance of 46 feet to the southeast corner of Lot 135; thence westerly along the south line of said lot a distance of 286 feet to the southwest corner thereof; thence northerly along the west lines of said Lot 135 and Lots 136, 137, 138 and 142 a distance of 340 feet to the southeast corner of Lot "A" of Taylor’s Subdivision of Lots 152, 153, 154, 143, 144 and 145 in Westwood Addition as recorded in Plat Book 3 at page 47; thence westerly along the south line of said Lot "A" for a distance of 100 feet to the southwest corner of said lot; thence northerly along the west line of said Lot "A" a distance of 287 feet, more or less, to the northwest corner of said lot on the south line of Broadway;  thence westerly along said south line a distance of 148 feet, more or less to the southerly prolongation of the east line of Anderson Street; thence northerly along said prolongation a distance of 50 feet, more or less to the POINT OF BEGINNING and containing  1,189,982 square feet exclusive of public rights-of-way.

    SECTION 3.  This ordinance shall be in full force and effect from and after its passage.
