rezoning property located on the west side of U.S. Highway 63 and along the east side
proposed realignment of Lake Ridgeway Road from District M-1 (General Industrial District) to
District C-P (Planned Business District); repealing all conflicting ordinances or parts of
ordinances; approving the C-P development plan of Furniture Row at CenterState Crossings; and
fixing the time when this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The Zoning District Map established and adopted
by Section 29-4 of the Code
of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
A TRACT OF LAND LOCATED IN THE SOUTH HALF OF SECTION 5, TOWNSHIP 48
NORTH, RANGE 12 WEST, COLUMBIA, BOONE COUNTY, MISSOURI, SAID TRACT
BEING A PART OF THE LAND DESCRIBED AS TRACT 1 OF THE WARRANTY DEED
RECORDED IN BOOK 1580, PAGE 870, BOONE COUNTY RECORDS AND BEING MORE
PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCING 160.00 FEET RIGHT, OF U.S. HIGHWAY 63 CENTERLINE STATION 1085
+ 00 AS SHOWN IN THE SURVEY RECORDED IN BOOK 2133, PAGE 637; THENCE
WITH THE WESTERLY RIGHT-OF-WAY OF SAID HIGHWAY, N32º4720E, 39.53 FEET
TO THE POINT OF BEGINNING:
THENCE FROM THE POINT OF BEGINNING AND LEAVING SAID WESTERLY RIGHT-OF-WAY, N60º5830W,
423.39 FEET; THENCE N29º0130E, 380.00 FEET; THENCE
S60º5830E, 448.40 FEET TO THE WESTERLY RIGHT-OF-WAY OF U.S. HIGHWAY 63;
THENCE WITH SAID WESTERLY RIGHT-OF-WAY S32º4720W, 380.82 FEET TO THE
POINT OF BEGINNING AND CONTAINING 165,640 SQUARE FEET (3.80 ACRES).
will be rezoned and become a part of District C-P (Planned Business District) and taken
from District M-1 (General Industrial District). Hereafter the property may be used for retail
sales and service.
SECTION 2. All ordinances or parts of ordinances in conflict
with the provisions of this
ordinance are hereby repealed.
SECTION 3. The City Council hereby approves the Furniture
Row at CenterState Crossings
C-P development plan dated January 15, 2004. The Director of Planning and Development shall
use the design parameters set forth in Exhibit A which is attached to and made a part of
ordinance as guidance when considering any future revisions to the C-P Development Plan.
SECTION 4. This ordinance shall be in full force and effect
from and after its passage.
