AN ORDINANCE

rezoning property located on the northeast side of U.S. Highway 63 and at the southeast terminus of Jenne Lane from District A-1 to District O-P; repealing all conflicting ordinances or parts of ordinances; approving the A.H.J. O-P Development Plan; approving less stringent screening requirements; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A TRACT OF LAND LOCATED IN THE NORTHEAST QUARTER OF SECTION 32, T49N, R12W, IN COLUMBIA, BOONE COUNTY, MISSOURI BEING PART OF THE TRACT DESCRIBED BY WARRANTY DEED RECORDED IN BOOK 141 PAGE 252, FURTHER DESCRIBED AS FOLLOWS:

STARTING AT THE NORTH QUARTER CORNER OF SECTION 32, T49N, R12W; THENCE S 89°45'08"E ALONG THE SECTION LINE, 644.70 FEET TO THE POINT OF BEGINNING:

FROM THE POINT OF BEGINNING S 89°45'08" E, CONTINUING ALONG THE SECTION LINE AND THE SOUTHERLY LINE OF HIDDEN LAKE SUBDIVISION PLAT 1, 1275.29 FEET TO THE WESTERLY RIGHT-OF-WAY OF THE COLUMBIA TERMINAL RAILROAD;  THENCE ALONG SAID RIGHT-OF-WAY ON A CURVE TO THE RIGHT HAVING A RADIUS OF 1096.28 FEET, 254.51 FEET, WITH THE CHORD BEING S 43°13'56" W, 253.94 FEET; THENCE ALONG A SPIRAL CURVE TO THE RIGHT WITH THE CHORD BEING S 52°39'56" W, 60.66 FEET; THENCE S 51°43'39" W, 100.43 FEET; THENCE ALONG A SPIRAL CURVE TO THE LEFT WITH THE CHORD BEING S 49°38'38" W, 63.36 FEET; THENCE ALONG A CURVE TO THE LEFT HAVING A RADIUS OF 1196.28 FEET, 483.45 FEET, WITH THE CHORD BEING S 38°51'41" W, 480.17 FEET, TO THE NORTHERLY RIGHT-OF-WAY OF U.S. HIGHWAY 63; THENCE N 44°54'55" W, 343.95 FEET; THENCE N 46°22'45" W, 587.12 FEET; THENCE N 45°05'05" E, 69.99 FEET; THENCE N 44°54'55" W, 9.06 FEET TO THE POINT OF BEGINNING AND CONTAINING 10.70 ACRES.

will be rezoned and become a part of District O-P (Planned Office District) and taken away from District A-1 (Agricultural District). Hereafter the property may be used for business and professional offices.

    SECTION 2.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.  The City Council hereby approves the A.H.J. O-P Development Plan, dated June 3, 2004, for the property referenced in Section 1 above.  The Director of Planning and Development shall use the design parameters set forth in Exhibit A, which is attached to and made a part of this ordinance, as guidance when considering any future revisions to the O-P Development Plan.

    SECTION 4.  The City Council approves the request that screening not be required along the easternmost 400 feet of the north property line

    SECTION 5.  This ordinance shall be in full force and effect from and after its passage.
