AN ORDINANCE

rezoning property located on the southeast corner of Sunflower Street and Stadium Boulevard from Districts R- 2 and M-1 to District C-1; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A tract of land being a portion of the tracts described by the Warranty Deeds recorded in Book 567, Page 383 and Book 1692, Page 1000 of the Boone County records, said tract located in the southeast quarter of Section 33, Township 49 North, Range 13 West, in Columbia, Boone County, Missouri and being further described as follows:

Beginning on the south line of said Section 33 at a point S84°50’10”E, 57.76 feet from the closing corner to Section 3 and 4, Township 48 North, Range 13 West, said point being on the centerline of Sunflower Street; thence with said centerline on a curve to the right having a radius of 458.37 feet for an arc length of 71.30 feet to the southwesterly right-of-way line of State Route E; the long chord bears N34°21’00”E, 71.23 feet; thence along said right-of-way line S47°06’20”E, 39.18 feet; thence along a curve to the left having a radius of 994.91 feet for an arc length of 65.54 feet, the long chord bears S48°39’20”E, 65.53 feet; thence S86°26’00”E, 17.04 feet; thence along a curve to the left having a radius of 984.91 feet for an arc length of 141.00 feet, the long chord bears S55°25’30”E, 140.89 feet to a point on the boundary of Valley View Gardens, Plat No. 13 as recorded in Plat Book 20 at Page 28 of said county records; thence along said boundary S18°29’00”W, 5.38 feet; thence leaving said right-of-way S83°09’40”W, 302.55 feet; thence along a curve to the right having a radius of 458.37 feet for an arc length of 143.31 feet, the long chord bears N20°56’30”E, 142.72 feet to the Point of Beginning and containing 0.65 acres.

will be rezoned and become a part of District C-1 (Intermediate Business District) and taken away from Districts R-2 (Two-Family Dwelling District) and M-1 (General Industrial District).
    SECTION 2.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.  This ordinance shall be in full force and effect from and after its passage.
