AN ORDINANCE

rezoning property located on the south side of Northland Drive, across from Haden Drive from District A-1 to Districts PUD-8 and C-P; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A tract of land located in Section 31, Township 49 North, Range 12 West, Boone County, Missouri; being part of lots 14 and 21 of Northland Acres as recorded in Plat Book 04 Page 25, and lot 22B of Northland Acres Replat of lot 22 as recorded in Plat Book 33, Page 29 of the records of Boone County, Missouri and being more particularly described as follows:

Beginning at the Northeast corner of lot 22B of the replat of Northland Acres, said point being on the south right-of-way line of Northland Drive; thence S00°03’10”E, 306.20 feet; thence S89°56’50”E, 144.60 feet to the east line of said lot 22B; thence S00°03’10”E, 432.43 feet to the southeast corner of said lot 22B; thence S89°22’45”W, 1072.66 feet to the southwest corner of lot 14 of Northland Acres as recorded in Plat Book 4, Page 25; thence along the west line of said lot, N00°08’45”E, 757.57 feet to the Northwest corner of said lot 14, said point also being on the south right-of-way line of Northland Drive; thence along said line, S89°32’20”E, 420.01 feet; thence S00°08’45”W, 40.00 feet; thence S44°41’35”E, 28.36 feet; thence S00°08’45”W, 100.00 feet; thence S89°32’20”E, 243.95 feet; thence N00°03’10”W, 160.01 feet to the south right-of-way line of Northland Drive; thence along said line, S89°32’20”E, 242.01 feet to the point of beginning and containing 16.45 acres.

will be rezoned and become a part of District PUD-8 (Planned Unit Development) with a development density not exceeding eight dwelling units per acre and taken away from District A-1 (Agricultural District).  Hereafter the property may be used for single family detached homes, single family attached town homes and single family apartment-style stacked homes.  The statement of intent, marked “Exhibit A,” is attached to and made a part of this ordinance.

    SECTION 2.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A tract of land located in Section 31, Township 49 North, Range 12 West, Boone County, Missouri; being part of lot 21 of Northland Acres as recorded in Plat Book 4 Page 25 of the records of Boone County, Missouri and being more particularly described as follows:

Commencing at the Northwest corner of lot 21 of Northland Acres, said point being on the south right-of-way line of Northland Drive; thence S89°32’20”E, 14.90 feet to the point of beginning; thence continuing along said line, S89°32’20”E, 263.39 feet; thence S00°03’10”E, 160.01 feet; thence N89°32’20”W, 243.95 feet; thence N00°08’45”E, 100.00 feet; thence N44°41’35”W, 28.36 feet; thence N00°08’45”E, 40.00 feet to the point of beginning and containing 0.92 acres.

will be rezoned and become a part of District C-P (Planned Business District) and taken away from District A-1 (Agricultural District).  Hereafter the property may be used for the uses listed in “Exhibit B,” which is attached to and made a part of this ordinance.

    SECTION 3.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 4.  This ordinance shall be in full force and effect from and after its passage.
