Section 106-051; Ord. 18393; Rezoning property located east of Forum Boulevard, on the west side of Colony Drive from District O-P to District C-P; approving the C-P development plan of Colonies Shoppes

rezoning property located east of Forum Boulevard, on the west side of Colony Drive
District O-P to District C-P; repealing all conflicting ordinances or parts of ordinances;
approving the C-P development plan of Colonies Shoppes; and fixing the time when this
ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The Zoning District Map established and adopted
by Section 29-4 of the Code
of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
Lot 8921 of the colonies Plat 4-A as shown by the plat record in book 1108 page 51 of
will be rezoned and become a part of District C-P (Planned Business District) and taken
from O-P (Planned Office District). Hereafter the property may be used for all permitted uses
District C-3 except the following: bowling alleys; commercial swimming pools; and, miniature
golf courses or driving ranges; fast food restaurants with drive-thrus (coffee shops and delis with
drive-thrus shall be allowed).
SECTION 2. All ordinances or parts of ordinances in conflict
with the provisions of this
ordinance are hereby repealed.
SECTION 3. The City Council hereby approves the Colonies
Shoppes C-P Development Plan,
dated December 22, 2004, for the property referenced in Section 1 above. The Director of
Planning and Development shall use the design parameters set forth in Exhibit A, which is
attached to and made a part of this ordinance, as guidance when considering any future revisions
to the C-P Development Plan.
SECTION 4. The approval of the development plan is subject
to the following conditions:
1. The freestanding sign for the new
building shall conform to arterial street standards for C-3 zoning.
2. The wall signage for the development
shall conform to arterial street standards for C-3
3. Developer shall install eight foot
sidewalks along Forum Boulevard.
SECTION 5. This ordinance shall be in full force and effect
from and after its passage.
