AN ORDINANCE

rezoning property located on the northwest corner of the intersection of Richland Road and Grace Lane from District R-1 to Districts C-P and PUD-16; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A tract of land located in the Southwest Quarter of Section 10, Township 48 North, range 12 West, in Columbia, Boone County, Missouri, being a portion of the tract described by Warranty Deed recorded in Book 2514 at Page 54 of said county records and being further described as follows:

Starting at the southeasterly most corner of Bay Hills, Plat No. 1 as recorded in Plat Book 38 at Page 53 of said county records; thence N88°28’35”E, 171.90 feet to the Point of Beginning; thence N1°26’10”W, 358.01 feet; thence N88°33’55”E, 496.26 feet; thence S0°08’25”E, 357.35 feet; thence S88°28’35”W, 488.18 feet to the Point of Beginning and containing 4.04 acres.

will be rezoned and become a part of District C-P (Planned Business District) and taken away from District R-1 (One-Family Dwelling District).  Hereafter the property may be used for all permitted uses in District C-1.

    SECTION 2.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A tract of land located in the Southwest Quarter of Section 10, Township 48 North, range 12 West, in Columbia, Boone County, Missouri, being a portion of the tract described by Warranty Deed recorded in Book 2514 at Page 54 of said county records and being further described as follows:

Starting at the southeasterly most corner of Bay Hills, Plat No. 1 as recorded in Plat Book 38 at Page 53 of said county records; thence N88°28’35”E, 171.90 feet; thence N1°26’10”W, 358.01 feet to the Point of Beginning; thence N1°26’10”W, 246.96 feet; thence N88°33’55”E, 284.84 feet; thence N1°26’10”W, 160.00 feet; thence N88°33’55”E, 220.62 feet; thence S0°08’25”E, 407.06 feet; thence S88°33’55”W, 496.26 feet to the Point of Beginning and containing 3.63 acres.
will be rezoned and become a part of District PUD-16 (Planned Unit Development) with a development density not exceeding sixteen dwelling units per acre and taken away from District R-1 (One-Family Dwelling District).  Hereafter the property may be used for eight and ten unit apartment buildings.  The statement of intent, marked “Exhibit A,” is attached to and made a part of this ordinance.

    SECTION 3.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 4.  This ordinance shall be in full force and effect from and after its passage.
