AN ORDINANCE

approving the C-P Development Plan of Woodland Springs C-P Plan Lot 107; granting a variance to the Subdivision Regulations relating to sidewalk construction; and fixing the time when this ordinance shall become effective.


BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The City Council hereby approves the C-P Development Plan of Woodland Springs C-P Plan Lot 107, dated November 10, 2004, located on the southeast corner of Clark Lane (State Route PP) and Woodland Springs Court.  The Director of Planning and Development shall use the design parameters set forth in “Exhibit A” which is attached to and made a part of this ordinance as guidance when considering any future revisions to the C-P Development Plan.
  
    SECTION 2.  Approval of the C-P Development Plan shall be deemed to satisfy the requirements for a Preliminary Plat of a Subdivision.

    SECTION 3.  Subdivider is granted a variance from the requirements of Section 25-48.1 of the Subdivision Regulations so that a sidewalk shall not be required along the eastern 150 feet of Clark Lane subject to the condition that this portion of sidewalk shall be constructed when Clark Lane is improved or when directed by the Council.

    SECTION 4.  This ordinance shall be in full force and effect from and
after its passage.
