District A-1 to District C-P; repealing all conflicting ordinances or parts of ordinances; and
fixing the time when this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The Zoning District Map established and adopted
by Section 29-4 of the Code
of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
A tract of land containing 1.39 acres, more or less, located in the Southwest Quarter
(SW 1/4) of
Section Thirty (30), Township Forty-nine (49) North, Range Twelve (12) West, of the Fifth (5th)
Principal Meridian, in the City of Columbia, Boone County, Missouri, described as follows:
Commencing at the Northeast corner of the survey recorded in Book 388, Page 577, Boone
County Records; thence South 88 degrees 13 East 155.6 feet to the West line of the survey
recorded in Book 396, Page 273, Boone County Records; thence South 1 degree 47 West 390.4
feet to a point in Smiley Lane; thence North 88 degrees 13 West 155.0 feet to the Southeast
corner of the survey recorded in Book 388, Page 577, Boone County Records; thence North 1
degree 47 East 390.0 feet to the point of beginning.
will be rezoned and become a part of District C-P (Planned Business District) and taken
from District A-1 (Agricultural District). The property may be used for all permitted uses in
District O-1 and the following permitted uses in District C-1: barber and beauty shops; cleaning,
pressing and dyeing establishments, provided that no explosive cleaning fluids shall be used; pet
stores and grooming shops, for small animals; photographic service shops and studios; physical
fitness, private gymnasiums and reducing salons; printing shops, provided that the total
mechanical power used in the operation of such printing plant shall not exceed five (5)
horsepower; radio and television sales and services; repair of household appliances; restaurants,
cafes or cafeterias, which provide no form of entertainment, and do not provide drive-thru
service; shoe repair shops; and, stores, shops, and markets for retail trades, provided merchandise
is not displayed, stored or offered for sale on the premises outside a building in the required front
yard or in any side or rear yard adjacent to a residential zoning district. The statement of intent,
marked Exhibit A, is attached to and made a part of this ordinance.
SECTION 2. All ordinances or parts of ordinances in conflict
with the provisions of this
ordinance are hereby repealed.
SECTION 3. This ordinance shall be in full force and effect
from and after its passage.
