amending the C-P zoning on the property located on the southwest corner of Clark Lane
Woodland Springs Court to allow a service station; approving the C-P Development Plan of
Woodland Springs Lot 102A; and fixing the time when this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The C-P zoning on the following property:
A tract of land located in the northeast quarter of the northeast quarter of Section
8, Township 48
North, Range 12 West, in the City of Columbia, Boone County, Missouri, being Lot 102 of
Woodland Springs Plat 2 recorded in Plat Book 38, Page 61 of the records of Boone County,
Missouri, and more particularly described as follows:
Beginning at an existing 1/2" at the southwest corner of Lot 102; thence along
the east line of Lot
102, N5°36'45"W, 274.80 feet to the south right-of-way line of State Route PP;
said right-of-way line, with the two (2) following calls; thence N83°00'30"E, 47.47 feet; thence
N88°14'40"E, 112.70 feet to the west right-of-way line of Woodland Springs Court; thence along
said right-of-way with the four (4) following calls; thence along a 30.00-foot radius curve to the
right, 47.15 feet, said curve having a chord, S46°44'05"E, 42.44 feet; thence S01°42'50"E,
feet; thence along a 258.00-foot radius curve to the left, 74.89 feet, said curve having a chord,
S10°01'50"E, 74.63 feet; thence S18°20'45"E, 76.85 feet to the southeast corner of

and containing 1.04 acres.
is amended to add the following to the allowed uses: service stations.
SECTION 2. The City Council hereby approves the CP Development Plan of Woodland
Lot 102A, dated March 1, 2005, located on the southwest corner of Clark Lane and Woodland
Springs Court. The Director of Planning and Development shall use the design parameters set
forth in Exhibit A which is attached to and made a part of this ordinance as guidance when
considering any future revisions to the C-P Development Plan.
SECTION 3. Approval of the C-P Development Plan is subject to
the condition that the canopy
lights shall be flush with the canopy and the wattage of the canopy lights shall be no greater than
that of the QT service station across the street.
SECTION 4. Approval of the C-P Development Plan is subject to
the condition that the
message area of the sign shall not exceed 98 square feet.
SECTION 5. Approval of the CP Development Plan shall be deemed
to satisfy the
requirements for a Preliminary Plat of a Subdivision.
SECTION 6. This ordinance shall be in full force and effect from
and after its passage.
