AN ORDINANCE

rezoning property located on the west side of Louisville Drive, extended, from District R-1 to District PUD-5.8; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.    The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER OF SECTION 17, TOWNSHIP 48 NORTH, RANGE 13 WEST, BOONE COUNTY, MISSOURI, BEING A PORTION OF THE TRACT DESCRIBED BY THE WARRANTY DEED RECORDED IN BOOK 2726, PAGE 63, AND A PORTION OF THE TRACT SHOWN AS TRACT A OF THE SURVEY RECORDED IN BOOK 2556, PAGE 16, RECORDS OF BOONE COUNTY, MISSOURI.

COMMENCING AT THE SOUTHEAST CORNER OF TRACT A OF THE SURVEY RECORDED IN BOOK 2556, PAGE 16, OF THE BOONE COUNTY RECORDS; THENCE N84°26'35"W, WITH THE SOUTH SURVEY LINE OF SAID SURVEY, 305.25 FEET TO THE POINT OF BEGINNING; THENCE N84°26'35"W, 450.85 FEET; THENCE N37°42'05"E, 49.29 FEET; THENCE N78°50'45"E, 127.13 FEET; THENCE N50°13'00"E, 80.50 FEET; THENCE N79°48'35"E, 140.00 FEET; THENCE N81°59'20"E, 70.79 FEET; THENCE N73°21'50"E, 70.80 FEET; THENCE N44°06'25"E, 86.05 FEET; THENCE N52°56'35"E, 71.42 FEET; THENCE S85°41'25"E, 65.11 FEET; THENCE WITH A NON-TANGENT 428.37-FOOT RADIUS CURVE TO THE RIGHT, 329.12 FEET, SAID CURVE HAVING A CENTRAL ANGLE OF 44°01'15", AND A CHORD S31°51'45"W, 321.08 FEET; THENCE S53°52'25"W, 69.37 FEET TO THE POINT OF BEGINNING AND CONTAINING 2.08 ACRES.

will be rezoned and become a part of District PUD-5.8 (Planned Unit Development) with a development density not exceeding 5.8 dwelling units per acre and taken away from District R-1 (One-Family Dwelling District).  Hereafter the property may be used for single-family attached villas with zero lot lines and all accessory uses allowed in District R-1 (One-Family Dwelling District).  The statement of intent submitted by applicant, marked “Exhibit A” is attached to and made a part of this ordinance.

    SECTION 2.    All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.    This ordinance shall be in full force and effect from and after its passage.
