AN ORDINANCE

rezoning property located on the south side of Gillespie Bridge Road, east of the intersection of Limestone Avenue and Gillespie Bridge Road from District R-1 to District PUD-4.5; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A TRACT OF LAND LOCATED IN THE SOUTH HALF OF SECTION 20, TOWNSHIP 48 NORTH, RANGE 13 WEST, CITY OF COLUMBIA, BOONE COUNTY, MISSOURI, BEING A PORTION OF THE TRACTS DESCRIBED BY THE WARRANTY DEEDS RECORDED IN BOOKS 1650 AND 2412, PAGES 178 AND 15, RESPECTIVELY, OF THE BOONE COUNTY RECORDS AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:

BEGINNING AT THE SOUTHEAST CORNER OF THE TRACT DESCRIBED BY THE WARRANTY DEED RECORDED IN BOOK 2412, PAGE 15, OF THE BOONE COUNTY RECORDS; THENCE N87°17'15"W, 32.75 FEET TO A POINT ON THE NORTH-SOUTH QUARTER SECTION LINE OF SECTION 20; THENCE S88°49'30"W, 109.29 FEET; THENCE N05°40'35"E, 261.66 FEET; THENCE N81°45'35"W, 88.79 FEET; THENCE N09°07'10"W, 91.50 FEET; THENCE N80°52'50"E, 183.25 FEET TO A POINT ON THE NORTH-SOUTH QUARTER SECTION LINE OF SECTION 20; THENCE S00°42'35"E, WITH SAID QUARTER SECTION LINE, 45.05 FEET; THENCE N79°02'25"E, DEPARTING SAID QUARTER SECTION LINE, 41.19 FEET; THENCE S00°33'25"W, 354.60 FEET TO THE POINT OF BEGINNING AND CONTAINING 1.32 ACRES.

will be rezoned and become a part of District PUD-4.5 (Planned Unit Development) with a development density not exceeding 4.5 dwelling units per acre and taken away from District R-1 (One-Family Dwelling District).  Hereafter the property may be used for single family detached homes and all accessory uses allowed in District R-1.  The statement of intent submitted by applicant, marked “Exhibit A” is attached to and made a part of this ordinance.

    SECTION 2.  All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.  This ordinance shall be in full force and effect from and after its passage.
