Section 106-660; Ord. 18756; Rezoning property located on the north side of Mexico Gravel Road, adjacent to the east side of U.S. Highway 63 from District A-1 to District C-P

rezoning property located on the north side of Mexico Gravel Road, adjacent to the east
U.S. Highway 63 from District A-1 to District C-P; repealing all conflicting ordinances or parts
of ordinances; and fixing the time when this ordinance shall become effective.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS
SECTION 1. The Zoning District Map established
and adopted by Section 29-4 of the Code
of Ordinances of the City of Columbia, Missouri, is amended so that the following property:
A tract of land in the SW ¼ of Section 33 T49N, R12W in Boone County, Missouri
particularly described as follows:
Starting at the NE corner of Hill Haven Estates as recorded in Plat Book 10, Page 3
of the Boone
County Records, said corner also being the NW corner of the SW ¼ of Section 33, T49N,
R12W; thence along the north line of said SW ¼, N88º22E, 488.39 feet to the intersection
said north line of the SW ¼ and the east right-of-way of Highway 63, said point being the POINT
OF BEGINNING; thence continuing along said north line of the SW ¼, N88º22E, 197.17 feet
the NW corner of a survey shown in Book 289, Page 469; thence along the west line of said
survey, S37º52E, 593.00 feet to the SW corner of said survey and the center of Hinkson Creek;
thence along the center of said creek, S23º36E, 160.26 feet; thence S41º27E, 217.13
thence S16º41E, 271.13 feet to the north right-of-way of Mexico Gravel Road; thence along
right-of-way S70º35W, 53.19 feet; thence on a curve to the left, 249.70 feet, the chord of
curve being S34º48W, 233.79 feet; thence S14º10W, 114.89 feet; thence
S39º10W, 65.46 feet to the north line of a survey shown in Book 289, Page 179; thence along
said north line N81º05W, 148.05 feet to the east right-of-way of Highway 63, thence along
right-of-way N14º50W, 206.37 feet; thence N3º57W, 265.73; thence N10º54W,
thence N27º45W, 677.67 feet to the POINT OF BEGINNING and containing 10.038 acres.
will be rezoned and become a part of District C-P (Planned Business District) and taken
from District A-1 (Agricultural District). Hereafter the property may be used for the following
uses: commercial garden center, nursery, and outdoor/open air sale of bulk
gardening/landscaping materials. The statement of intent, marked Exhibit A, is attached
made a part of this ordinance.
SECTION 2. All ordinances or parts of
ordinances in conflict with the provisions of this
ordinance are hereby repealed.
SECTION 3. The rezoning of the property
described in Section 1 shall be subject to the

Plan. The developer shall
be responsible for any needed off-site improvements identified in the traffic study.
2. No driveway access shall be allowed from the subject tract
onto Mexico Gravel Road. All
access to the site must be off of Hinkson Creek Road.
SECTION 4. This ordinance shall be in
full force and effect from and after its passage.
