AN ORDINANCE

rezoning property located on the north side of Mexico Gravel Road, adjacent to the west side of U.S. Highway 63 (3701 Mexico Gravel Road) from District A-1 to District O-P; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.    The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

Tract A
A tract of land being the remaining 0.82 acres of a survey recorded in Book 289, Page 179 West of U.S. Route 63 right-of-way and an additional 1.68 acre tract, being part of a tract described by warranty deed recorded in Book 489, Page 128 all in the West half of the Southwest quarter of Section 33, Township 49 North, Range 12 West, in Boone County, Missouri, more particularly described as follows:

Starting at the West quarter corner of Section 33, Township 49 North, Range 12 West, and the Northeast corner of Hill Haven Estates recorded in Plat Book 10, Page 3; thence with the East line of said Hill Haven Estates South 1641.15 feet to the North right-of-way line of Mexico Gravel Road; thence with said right-of-way line S 76º15’ E, 192.75 feet; thence S 81º58’ E, 149.8 feet to a set iron pipe, the Point of Beginning; Thence leaving said right-of-way N 6º10’ E, 446.5 feet to a set iron pipe; thence S 83º50’ E, 206.05 feet to a set iron pipe at the West right-of-way line of U.S. Route 63; thence with said right-of-way line S 16º24’ E, 70.4 feet to a set iron pipe; thence S 2º03’ W, 382.55 feet to a set iron pipe at the North right-of-way line of Mexico Gravel Road; thence with said right-of-way line N 85º16’ W, 147.15 feet; thence N 81º58’ W, 113.4 feet to the Point of Beginning and contains 2.50 acres.

will be rezoned and become a part of District O-P (Planned Office District) and taken away from District A-1 (Agricultural District).  Hereafter the property may be used for the following uses: schools; churches; Realtor’s offices; doctor’s offices; dental offices; accountant offices; law offices; and, other professional offices.  The statement of intent, marked “Exhibit A,” is attached to and made a part of this ordinance.

    SECTION 2.    All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.    This ordinance shall be in full force and effect from and after its passage.
