AN ORDINANCE

rezoning property located northeast of the intersection of Chapel Hill Road and Mills Drive from District A-1 to Districts R-1, PUD-6 and O-P; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.  The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

     TRACT A
The following described real estate situated in Boone County, Missouri:

A portion of Tract 1 & 2 of a survey in Book 794, page 19, being a portion of the northeast quarter (NE 1/4) of Section twenty-two (22), Township 48 North, Range 13 West, Boone County, Missouri, and is more particularly described as follows:

Commencing at the east quarter corner of section 22, thence westerly along the mid section line, N83°25'58"W, a distance of 328.00 feet to the southeast corner of Said tract 1; Thence along the east line of tract 1, N01°22'30"E, a distance of 525.00 feet to a 1/2" iron rod found at the southeast corner of tract 2; Thence along the east line of tract 2, N01°22'30"E, a distance of 129.00 feet to the POINT OF BEGINNING;

will be rezoned and become a part of District R-1 (One-Family Dwelling District) and taken away from District A-1 (Agricultural District).

    SECTION 2.    The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

The following described real estate situated in Boone County, Missouri:

A portion of Tract 1 & 2 of a survey in Book 794, page 19, also being a portion of the east half of Section twenty-two (22), Township 48 North, Range 13 West, Boone County, Missouri, and is more particularly described as follows:

Commencing at the east quarter corner of section 22, thence westerly along the mid section line, N83°25'58"W, a distance of 328.00 feet to the southeast corner of Said tract 1; Thence along the east line of said tract, N01°22'30"E, a distance of 312.75 feet to the POINT OF BEGINNING;

Thence leaving said tract 1, N88°37'30"W, a distance of 156.07 feet to a point; Thence N55°05'50"W, a distance of 54.96 feet to a point;

will be rezoned and become a part of District PUD-6 (Planned Unit Development) with a development density not exceeding six dwelling units per acre and taken away from District A-1 (Agricultural District).  The property may be used for attached, zero lot line single family residences.  The statement of intent, marked “Exhibit A,” is attached to and made a part of this ordinance.

    SECTION 3.    The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

will be rezoned and become a part of District O-P (Planned Office District) and taken away from District A-1 (Agricultural District).  Hereafter the property may be used for the following uses: accountant offices, administrative offices, architect offices, attorney offices, branch bank/credit union with two or less drive-thru bays, counseling center, dental offices, engineering service offices, financial offices, government agency offices, insurance offices, medical offices, real estate offices, stock broker offices, travel agency offices, other professions often found in office buildings, and other office uses which are comparable to and compatible with the above described uses.  The statement of intent, marked “Exhibit B,” is attached to and made a part of this ordinance.

    SECTION 4.    The Zoning District Map established and adopted by Section 29-4 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

     TRACT D
The following described real estate situated in Boone County, Missouri:

A portion of Tract 1 of a survey in Book 794, page 19, also being a portion of the east half of Section twenty-two (22), Township 48 North, Range 13 West, Boone County, Missouri, and is more particularly described as follows:

Commencing at the east quarter corner of section 22, thence westerly along the mid section line, N83°25'58"W, a distance of 788.30 feet; Thence leaving said mid section line, S01°13'35"W, a distance of 85.75 feet to the north line of the R.O.W. of Chapel Hill Road; Thence along said north line, N63°08'51"W, a distance of 54.32 feet to the POINT OF BEGINNING;
