    AN ORDINANCE
rezoning property located along College Avenue, on the north and south sides of East Broadway from District R-3 to District C-2
; repealing all conflicting ordinances or parts of ordinances; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.    The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

Tract 1
A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER OF SECTION 7, TOWNSHIP 48 NORTH, RANGE 12 WEST, COLUMBIA, BOONE COUNTY, MISSOURI, BEING THE LAND DESCRIBED BY THE WARRANTY DEED RECORDED IN BOOK 47, PAGE 100 BEING A TRACT THAT IS BOUNDED BY BROADWAY ON THE NORTH, COLLEGE AVENUE ON THE EAST, LOCUST STREET ON THE SOUTH AND WAUGH STREET ON THE WEST AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:

BEGINNING AT THE NORTHEAST OF BAPTIST CHURCH ADDITION, RECORDED IN BOOK 73, PAGE 26; THENCE EASTERLY 500 FEET WITH THE CENTERLINE OF BROADWAY, TO THE NORTHWEST CORNER OF LOT 3 OF SHIELDS’  EASTERN ADDITION, RECORDED IN BOOK 45, PAGE 212; THENCE SOUTHERLY 710 FEET WITH THE WEST LINE OF SAID SHIELDS’  EASTERN ADDITION TO THE SOUTH LINE OF SAID SECTION 7-48-12 AS SHOWN IN PERKIN’ S SUBDIVISION OF PRICE’ S ADDITION, RECORDED IN PLAT BOOK 1, PAGE 5; THENCE LEAVING SAID WEST LINE AND WITH SAID SOUTH SECTION LINE, WESTERLY 500 FEET TO THE EAST SIDE OF SAMUEL’ S ADDITION, RECORDED IN BOOK 45, PAGE 339; THENCE LEAVING THE SOUTH LINE OF SAID SECTION 7 AND WITH THE EAST LINE OF SAID SAMUEL’ S ADDITION, NORTHERLY 200 FEET MORE OR LESS TO THE SOUTHEAST CORNER OF AFORESAID BAPTIST CHURCH ADDITION; THENCE LEAVING THE LINES OF SAID SAMUEL’ S ADDITION AND WITH THE EAST LINE OF SAID BAPTIST CHURCH ADDITION, CONTINUING NORTHERLY 530 FEET MORE OR LESS TO THE POINT OF BEGINNING AND CONTAINING 8 ACRES MORE OR LESS.

A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER OF SECTION 7, TOWNSHIP 48 NORTH, RANGE 12 WEST, COLUMBIA, BOONE COUNTY, MISSOURI AND BEING PART OF THE LAND DESCRIBED BY THE WARRANTY DEEDS RECORDED IN BOOK 171, PAGE 253 AND BOOK 163, PAGE 163 AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:

THE WESTERLY 170 FEET OF LOT 28 OF STEPHEN’ S SECOND ADDITION AS SHOWN IN BOOK 37, PAGE 499 AND CONTAINING 1.5 ACRES MORE OR LESS.

ALL OF LOTS 1, 2, 3, 4, 5, 6, 7, 8 AND 9 OF ROGERS PLACE RECORDED IN PLAT BOOK 2, PAGE 1 AND BEING A PART OF LOTS 2, 3 AND 4 OF SHEILDS’  EASTERN ADDITION RECORDED IN BOOK 45, PAGE 212 ALL RECORDS OF BOONE COUNTY AND CONTAINING 1.7 ACRES MORE OR LESS.

will be rezoned and become a part of District C-2 (Central Business District) and taken away from District R-3 (Medium Density Multiple-Family Dwelling District).

    SECTION 2.    All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.    This ordinance shall be in full force and effect from and after its passage.
