     AN ORDINANCE

approving the C-P Development Plan of Shell Building Lot 2 Broadway Bluffs Subdivision; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.    The City Council hereby approves the CP Development Plan of Shell Building Lot 2 Broadway Bluffs Subdivision, dated May 31, 2006, located on the northeast corner of East Broadway and Broadway Bluffs Drive.  Approval of the C-P Development Plan is subject to the condition that the freestanding sign on East Broadway be limited to 12-feet in height and 64 square feet in sign surface area and that developer be allowed an additional sign of the same or smaller size at a location to be approved by the Director of Planning and Development.  The Director of Planning and Development shall use the design parameters set forth in AExhibit A@ which is attached to and made a part of this ordinance as guidance when considering any future revisions to the C-P Development Plan.

    SECTION 2.    This ordinance shall be in full force and effect from and after its passage.
