     AN ORDINANCE

rezoning property located on the east side of State Route B, north of U.S. Highway 63 from District M-C (Controlled Industrial District) to District M-P (Planned General Industrial District); repealing all conflicting ordinances or parts of ordinances; approving the Route B Commercial Complex M-P Development Plan; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.    The Zoning District Map established and adopted by Section 294 of the Code of Ordinances of the City of Columbia, Missouri, is amended so that the following property:

A TRACT OF LAND LOCATED IN THE SOUTHWEST QUARTER OF SECTION 28, TOWNSHIP 49 NORTH, RANGE 12 WEST, COLUMBIA, BOONE COUNTY, MISSOURI AND BEING ALL OF LOT 1 OF NORCO SUBDIVISION RECORDED IN PLAT BOOK 34, PAGE 40 AND DESCRIBED BY THE WARRANTY DEED RECORDED IN BOOK 2701, PAGE 145 ALL RECORDS OF BOONE COUNTY AND CONTAINING 3.07 ACRES.

will be rezoned and become a part of District M-P (Planned General Industrial District) and taken away from District M-C (Controlled Industrial District).  Hereafter the property may be used for all permitted uses in Districts M-C and C-1 (except those uses permitted in District R-3) and the following uses:

    Car Washes
    Rental Services
    Self-Storage Facilities
    Bars and Cocktail Lounges

The statement of intent, marked AExhibit A,@ is attached to and made a part of this ordinance.

    SECTION 2.    All ordinances or parts of ordinances in conflict with the provisions of this ordinance are hereby repealed.

    SECTION 3.    The City Council hereby approves the Route B Commercial Complex M-P Development Plan, dated July, 2006, for the property referenced in Section 1 above. The Director of Planning and Development shall use the design parameters set forth in Exhibit B, which is attached to and made a part of this ordinance, as guidance when considering any future revisions to the M-P Development Plan.

    SECTION 4.    This ordinance shall be in full force and effect from and after its passage.
