Section 108-077; Ord. No. 19394; Approving the PUD development plan of Deerfield Ridge Phase 2

     AN ORDINANCE

approving the PUD development plan of Deerfield Ridge Phase 2; granting variances from the Subdivision Regulations; and fixing the time when this ordinance shall become effective.

BE IT ORDAINED BY THE COUNCIL OF THE CITY OF COLUMBIA, MISSOURI, AS FOLLOWS:

    SECTION 1.    The City Council hereby approves the PUD development plan of Deerfield Ridge Phase 2, dated January 25, 2007, located on the north side of State Route K, along both sides of Scott Boulevard, extended.

    SECTION 2.    Subdivider is granted a variance from the requirements of Section 25-43 of the Subdivision Regulations so that Scott Boulevard may be constructed with a pavement width of 38-feet without curbs.

    SECTION 3.    Subdivider is granted a variance from the requirements of Section 25-44 so that Scott Boulevard may be constructed with a maximum street grade of 8.56%.

    SECTION 4.    Subdivider is granted a variance from the requirements of Section 25-47(a) of the Subdivision Regulations so that the maximum cul-de-sac length can be extended to 1,300 feet on Montauk Drive.

    SECTION 5.    Subdivider is granted a variance from the requirements of Section 25-53(4) of the Subdivision Regulations so that direct driveway access shall be allowed on Scott Boulevard; provided, lots given access shall be deed restricted to require driveway turnarounds to provide forward entry to Scott Boulevard.  If deemed necessary in the future by the City, driveway access to Scott Boulevard may be restricted to right-in/right-out.

    SECTION 6.    Subdivider is granted a variance from the requirements of Section 25-43, Appendix A - Design Standards for Streets, Sidewalks and Bikeways of the Subdivision Regulations so that Montauk Drive, Caymus Court and Banyan Drive may be constructed with a pavement width of 28-feet without curbs.

    SECTION 7.    Subdivider is granted a variance from the requirements of Section 25-48.1 of the Subdivision Regulations so that sidewalks along both sides of the northern 300-feet of Scott Boulevard may transition and connect to the proposed seven-foot wide paved pedestrian way.

    SECTION 8.    This ordinance shall be in full force and effect from and after its passage.
