Project Overview:
• Cast-in-place, unbonded post-tensioned structural system.
• Precast facade with thin-set brick to compliment surrounding downtown Columbia architecture. Details include stacked precast panels to provide the aesthetic appeal of a typical building, masking the ramped parking structure floors beyond.
• Segregated and secured below grade parking area to accommodate 48 City police vehicles. Area includes wash down bays for police vehicles as well as
additional storage.
• Approximately 13,000 SF of mixed use space at the grade level along the north
(Walnut Street) elevation.
-Initial design of the mixed use space allows for integration of multiple
uses such as retail, office and restaurant and multiple division of space
to accommodate the square footage requirements of individual uses.
-Approximately 3,600 SF of space at the northwest corner of the retail
area has potential for a Mezzanine Level or elevated loft space due to
increased floor to floor height to the parking levels above.
• Project will incorporate a 1% of construction cost for the arts participation.
• Structure incorporates two stair/elevator towers for vertical circulation of
patrons. Towers are enclosed in glazing for enhanced passive security and
located at the northwest and southeast corners of the structures to maximize
visibility and proximity to user destinations.
• Structure is designed for a 50+ year service life with proper maintenance.
Enhanced durability features include:
-Use of Calcium Nitrite admixtures in the slabs and beams to inhibit the
onset of the corrosion process.
-Use of epoxy coated reinforcing at the top layer of slab reinforcing to
resist corrosion.
• Use of a traffic topping membrane over the mixed use space for prevention of
water migration through the slab into the occupied space.
• LED Light Fixtures will be utilized throughout the interior of the facility.
